Why Do Roofs Deteriorate Over Time?

Your roof may seem indestructible especially if it’s still relatively new and was properly installed. However, due to ongoing exposure to the elements, wear and tear will eventually add up. A typical asphalt shingle roof can last 20-30 years, but certain factors can cause premature failure.

In this post, Mascon Inc., a trusted roofing contractor with expertise in roof replacement, discusses some of the most common reasons why roofs deteriorate.

Heat

Your roof is exposed to the sun’s heat and UV rays every day. Even on a cold or cloudy days, UV rays are present, contributing to the gradual deterioration of your roof. What usually happens here is that free molecules of oxygen combine with the heated hydrocarbons in the asphalt. This then causes the oils in the roof to dry, resulting in the material becoming brittle and weak over time. Heat speeds up this process, and eventually the roof loses its waterproofing quality and flexibility.

Damage to Individual Components

Damage to the shingles, flashing, underlayment, sealant and other roofing components can affect the lifespan of your roof. Early detection of these problems helps prevent more extensive damage.

Neglect

Roofs that aren’t properly maintained tend to have shorter lifespans because minor problems inevitably worsen, leading to damage. Even neglecting to regularly clean the roof can affect its quality and performance. For example, if you don’t address ponding water on your roof, it can wear out and weaken the roof membrane, paving the way for leaks.
